How is the property valued?

A property valuation always starts with a site inspection during which the valuer will measure the property and collect relevant internal and external property information.

As we all know the best indication of value is what others have paid for a similar property in a similar location. So the most common method of valuing a property remains analysis of comparable properties sold in the locality.

In more complex cases there are other valuation methods such as simulation and normative modelling. Regarding these two we will be happy to discuss these other methods personally with you for your difficult to value property.

Irrespective of the method used the valuation process should be holistic and must remain independent, logical and the outcome verifiable.

Can you provide retrospective valuations or an earlier dated valuation?

Yes, we can.

These valuations are usually for tax purposes.

The cost is usually marginally higher due to the additional work involved in assessing earlier zoning and land use control regulations and earlier sales.

What do I get for my money in a valuation report?

Valuation reports are generally very detailed and can run into several tens of pages based on your requirements. But generally a valuation report will include in a holistic manner the following:

– A confirmation of your instructions including importantly the purpose for which the valuation is required.
– Title and ownership details
– Zoning and land use controls
– Environmental details
– Description of location including location map and access to facilities and public transport.

How much does a valuation cost?

The cost of a valuation depends on what is being valued and the purpose for which the valuation is required and can range upwards of $350 plus GST and other costs such as title and other Lands Title Office searches disclosed prior to the valuation starting.

In all cases, we are very negotiable and will march any reasonable quote in addition to providing better quality service.

What is the difference between and appraisal and a valuation?

A property appraisal is given by an agent and usually prepared at the request of an intending vendor. All vendors naturally are hopeful for the best possible price and hence appraisals tend to be inherently biased towards the upper end of any possible price range. More importantly, an appraisal has no legal standing.

A valuation, on the other hand, is an independent and impartial assessment of a property value provided by a qualified valuer with the pre-requisite education and training. A valuer is a member of a professional body and bound by the professional practice standards and code of conduct of the professional body. Valuation has legal standing and therefore can be an expert report.
